  • The President of the HOA has said that they can get the wall permitted as a privacy wall, not a flood wall, which will allow them to bypass the time taken to get permitted this will REMOVE all liability of it being a flood wall so if it fails ... you are screwed.

  • Claims this will be $5,000,000 (more likely $8,000,000 with interest ($231/mo additional HOA fees)

  • the county is unlikely going to allow the gates to be blocked off during a hurricane warning ... so the "flood/privacy wall" will not be flood/surge proof.

  • Your insurance will not decrease because it is based on location

  • FEMA 50% rule is only 1 year. NOT 5 YEARS. And this is only for permit related items, NOT THE FULL COVERAGE AMOUNT
